Property Private provides expertise in the process of the development of land and buildings. It assumes responsibility for both the costs and revenues associated with a particular development.

This includes:

  • the initial technical and financial assessment of land for purchase or use

  • negotiating the acquisition of land

  • dealing with contaminated land and the geotechnical improvement of poor soils

  • the engagement of a range of external specialist consultants necessary for the particular project

  • dealing with local councils, other relevant authorities and other stakeholders (including neighbours) to achieve the optimum design and management solutions and to secure the necessary approvals for any project

  • dealing with financiers in relation to all of the above

  • engaging with contractors to undertake civil or building works

  • undertaking the various stages of the construction design process – scheme design, detailed design, value engineering

  • assistance in the programming of construction works

  • contract administration - dealing with variations, extensions of time, contractor claims etc

  • establishing a marketing strategy and engaging real estate agents to market the project

  • negotiating sales or leases with occupiers

  • dovetailing all the above contractual commitments to meet technical, market and financial parameters

All of the above requires technical expertise, a knowledge of both the occupier and investment market conditions, an ability to negotiate a suitable leasing package, and a clear appreciation of the financial structures and requirements of a third party funder.
